When the AP powers up it looks for this record. The easiest and my prefered method is to create a dns A record called Unifi on your dns server and point that record to the IP of the server you installed the controller software on. Your AP's have to be able to find the controller.But as mentioned above it works much better on a linux based host. If the tool is working if will find your devices in a few minutes if you run it from within the zip file it won't work. for the unifi discovery tool to work correctly you have to extract it from the zip file.Firstly the unifi discovery tool is a completely different tool that has nothing to do with the unifi controller.
